1. Can I purchase a lot at one of Montana Cottage Company's cottage communities and build my own home?
The cottage community homesites are available only for homes built by Montana Cottage Company.

2. What are the options available for purchasing a home from Montana Cottage Company?
At each cottage community, you usually have three choices: 1.) buy a home that’s under construction; 2.) buy a home that’s ready to move into; or 3.) pick a homesite and have Montana Cottage Company build one of its homes for you.

3. Can I reserve a cottage?
Yes, we're happy to reserve a home for you.
4. How long does it take Montana Cottage Company to build a home?
Construction can take up to five months from when construction starts. Construction time lines depend on unforeseen delays due to bad weather factors, material shortages, etc. Time lines are typically shorter in the late spring to early fall.

5. When will the landscaping be finished?
Each cottage community is built in sections called phases. By attempting to construct all of the units in each phase before beginning the next section, the developer’s intent is to minimize the inconvenience of new construction next to finished cottages and to finish the landscaping in each phase as soon as possible after cottage construction is completed. The time of year that the last cottages in each phase are constructed also affects the date that the landscaping is completed, as it is virtually impossible to install landscaping between early October and late April in Montana.
6. Am I responsible for snow removal and maintaining my
home's
yard and exterior?
The condominium owners association takes care of these things so you can enjoy life in Montana.
7. Is it okay to rent my cottage to someone else?
Yes, but you need to make sure that your tenants are good neighbors and obey all of the covenants of the homeowners association.
8. When is the price for each cottage set?
The price of a cottage is set when the buyer and developer have both signed a Purchase Contract, prior to the start of construction if Montana Cottage Company is building a cottage for the buyer. If the buyer chooses to buy a cottage under construction or a completed cottage, the price of the cottage is fixed whenever the buyer and developer have both signed a Purchase Contract.
9. Can I buy more than one cottage?
Yes, a single buyer may purchase up to a total of three cottages.
10. Does Montana Cottage Company pay brokerage commissions?
Yes. Montana Cottage Company has listed the cottages with Prudential Montana Realty, who will share a portion of their commission with cooperating real estate brokers.
11. Are there any restrictions on re-sales?
Yes. First, in order to promote stability in the neighborhood and to prevent speculative buyers from buying and "flipping" homes, the cottage developer has reserved the first option to purchase any cottage that is being resold by any owner for an amount equal to its original purchase price for a period of up to twelve (12) months after the date the sale closed. This restriction will be lifted after 75% of the homes in a cottage community have been completed and sold.
Under no circumstances may anyone purchase a cottage and then re-sell it to a buyer who already owns three cottages in the same cottage community.
12. Will Montana Cottage Company build a single custom home?
Montana Cottage Company offers buyers opportunities to customize its floor plans before construction, but is not building single custom homes.
13. Can I have Pets?
Yes, pets are allowed subject to the rules set forth in the homeowner's association condominium declaration that governs usage of the property.
